Tornik View was born from that pull. A small enclave at Kobilja Glava — eight private triplex residences across four discreet buildings, set between the ski slopes of Tornik and the running waters of the Crni Rzav.

Black volumes in the pines

Quiet, modern, and built for the mountain — a dark sculptural form set among the trees, opening south to the light.

Each building is a pair of semi-detached residences, clad in black insulated panels that wrap seamlessly from wall to roof. Vertical timber softens the south façade. Large south-facing windows pull the mountain inside.

Each residence at Tornik View is a self-contained triplex, paired with one neighbour in a quiet semi-detached building. Your own front door on the side. Two bedrooms on opposite levels. The living floor in between, opening south to the pine forest.

A 1,000 m² adventure park is planned around the village centre, and the high-end Golden Town (Zlatni grad) resort — now planned at around 500 hectares around Lake Ribničko — will add hotels, a 139 m signature tower and year-round recreation.

Unlike single-season ski destinations, Zlatibor receives visitors all twelve months — winter skiing, spring trails, summer escape from city heat, autumn hiking. Year-round value, year-round use.

Zlatibor is not a winter resort that empties in April. It is a year-round mountain, and your residence is built for both halves of the calendar.

The same residence that holds snow on the roof in February opens its south façade to long summer light in July. Your weekends here look different every season — and that variety is part of the value.

Yes. Serbia allows foreign nationals to purchase real estate on a reciprocity basis — meaning if your country permits Serbian citizens to buy property there, you can buy here. This includes all EU nationals, UK, US, Russia, China, and most of the world. The transaction takes place at a Serbian notary, registered in the cadastre under your name.
Reservation deposit secures your unit and locks the price. Subsequent payments are tied to construction milestones (foundations, roof, finishes, handover) — usually four to five staged payments over 12-18 months. Final payment is at handover, against the cadastre transfer. Full schedule confirmed in your reservation contract.
The price includes the triplex residence built to architect's specification, the share of the building's exterior and roof, your private terrace, and the proportional share of the plot. Internal finishes (flooring, bathroom tiles, kitchen) are at standard specification — upgrades available. Furniture, white goods, and outdoor parking arrangements are detailed separately in the reservation pack.
Property transfer tax in Serbia is currently 2.5% of the contract price for resale, but new-build purchases from a developer typically include VAT instead. Annual property tax is modest — usually well under €500/year for a residence of this size. We provide a full tax estimate during reservation, and recommend you consult an independent Serbian tax advisor.
All four buildings are designed for mountain winters — insulated sandwich-panel construction, snow-rated roof loading, frost-protected plumbing. A shared maintenance fee covers snow clearing on shared paths, exterior care, gutters, and common-area utilities. Inside your residence, you control heating independently. Estimated annual maintenance fee is provided during reservation.
Tornik View is developed by RFBT Limited, a UK-registered company (London). The project is designed by a licensed Serbian architect with a portfolio of mountain residential projects. Full project documentation, building permits, and corporate registration are available to serious buyers during the reservation process.
Phase 1 includes the first two residences (Type A), opening Winter 2026. Phases 2–4 each add two residences (Type B), with the full eight-residence project complete by 2027. We send construction updates and on-site photographs to all reserved owners throughout the build.
Yes — site visits are warmly encouraged for serious prospective owners. We will meet you at Kobilja Glava, walk the plot, show you the surrounding forest and river, and answer any questions in person.
